Asset Investment Major Works

We’re committed to investing in your home and the communities we manage. Each year, we invest over £100 million into improving our homes, communal areas, and residential buildings through our Asset Investment Programme.

What is Asset Investment?

Asset Investment is how we deliver planned improvements to residents’ homes to keep them safe, well-maintained, and fit for the future.

This includes everything from replacing key building components to upgrading communal spaces and improving energy efficiency.

What works are included?

Our Major Works programme covers a wide range of improvements, including:

  • Roof replacements and repairs
  • External decorations
  • Communal heating upgrades
  • Energy efficiency improvements
  • Lift replacements
  • Complex and structural works
  • Kitchens, bathrooms and heating upgrades
  • Windows and doors replacement

Work varies by property, so improvements differ based on each home’s needs.

Working in Partnership

We work in long-term partnership with a number of well established and experienced contractors who deliver these works in your homes and neighbourhoods. These partners are some of the UK’s leading social housing contractors and share our commitment to putting residents at the heart of everything we do.

These long-term partnerships allow us to plan ahead, invest more effectively, and deliver a more consistent and reliable service. By working together over time, we build strong relationships, drive better value for money, and continuously improve the quality of work and resident experience.

Specialist Teams

Clarion focuses on retaining and reusing materials wherever possible, with contractors expected to use products that are durable, repairable, and recyclable.

Our specialist Reactive Major Works (RMW) team delivers urgent or complex works outside planned programmes, including structural repairs and major replacements. We also have a dedicated Mechanical & Electrical (M&E) team that plans and delivers improvements to key building services such as communal heating, lifts, and ventilation, ensuring buildings remain safe, compliant, and efficient.

How are works prioritised?

Home condition surveys are carried out to assess the current state of our homes and buildings. They help us understand what work is needed, when it’s needed, and ensure we are prioritising improvements where they will have the greatest impact for residents.

At Clarion, we aim to make sure that investment in our homes and communities is planned carefully and fairly.

Keeping Residents Informed

Meet Lauren, one of United Infrastructure's Resident Liaison Officers (RLOs). In this video, Lauren explains how Resident Liaison Officers support residents throughout major works, from the first introductions to the completion of the project.

Find out how works are prioritised, the different ways residents are kept informed, and what to expect at each stage of the programme. Through regular updates, home visits, resident meetings and ongoing support, RLOs help ensure communication is clear, questions are answered, and residents feel informed and supported throughout their improvement journey.
