Beech Drive, an eight-home block comprising both general needs and leasehold properties, underwent a comprehensive programme of roof and communal improvement works through Clarion's Planned Investment programme.

The project addressed a number of issues affecting the building, including a deteriorating roof membrane, damaged chimney stacks, decaying timber to the entrance porch, worn communal entrance doors and external decorations. Persistent roof leaks had also resulted in damp and mould affecting the upper-floor homes, while the lack of a door entry system had reduced residents' sense of security.

The Planned Investment team worked closely with residents throughout the scoping process to identify priorities and incorporate additional improvements wherever possible. Alongside roof repairs and external redecoration, works included new communal decorations, installation of a secure door entry system and replacement of communal floor coverings with durable resin flooring, providing a safer, longer-lasting and easier-to-maintain finish.

The completed scheme has transformed Beech Drive, improving the appearance of the block inside and out while enhancing security, resolving long-standing damp and mould issues, and creating a more welcoming environment for residents. The investment has extended the life of the building and delivered a higher quality living environment for everyone who calls Beech Drive home
