Block 1-21

Block 1-21 Woodland View is a detached, four storey building, consisting of 21 self-contained flats.

The flats on the 1st and 2nd floors are served by a single staircase, approached via a common balcony. The balcony escape routes have a single direction of travel via the internal staircase, with an exit on the ground floor.

The flats on the lower ground and ground floors are accessed independently with their own entrances. At the rear, there are flats on the ground and -1 levels, which also with their own entrances.

Planned Investment are undertaking works to replace the timber walkway to the balcony escape route, following revised guidance on building safety standards for external walls and cladding.

  • Number of Storeys: 4
  • Number of Flats: 21
  • Number of Leaseholders: 12
  • Construction Date: 2007
  • Evacuation Strategy: Simultaneous evacuation
  • Height: 8.9m (top floor)/ 12.5m overall (non- HRB)

What work will be carried out?

Recommended replacement of the timber walkways and adjacent cladding, with fire-resisting material up to a height of 1.1m from balcony or deck level.

As a result, it is recommended that façade remediation measures are undertaken to improve the fire safety performance of the building to include:

  • FRA remediation measures to shared external access - replacement of timber walkway
  • Replacement of Timber Cladding
  • Installation of appropriate Fire and Cavity Barriers

Block 22-31

Block 22-31 Woodland View, has a communal entrance with a dedicated staircase for evacuation purposes, or flats have their own independently accessed entrances for the ground floor. There is no timber walkway balcony escape route on this block, therefore it is not included in the scope of FRA works.

In addition, a FRAEW (Fire Risk Appraisal of the External Walls) was carried out in March 2023 by a Chartered Fire Engineer. They determined that the level of fire risk was sufficiently low, that no remediation works were required to 22-31 Woodland View. This outcome is based, in part, on the presence of a building-wide automatic fire detection and alarm system, which supports the simultaneous evacuation strategy in place.

What work will be carried out?

We will however be carrying out internal decorations while we are on site and replacement of communal floor covering to block 22 - 31.
